Our flipper picked this huge house(3,900sf plus basement) up 05/13/2005 $435,000.

They listed it 08/12/2006 $560,000.

12 revisions later we are down to $490,000.

at this point it is a negative $10,000 assuming 6% Realtor fee, $2,800/mth mtg, $316/mth taxes($3,800/year! OUCH) and $50/mth HOA fee.
