I've been following this blog now since it's inception. Very nice job. Very interesting. I wish I knew the Denver market better. We're from Boulder -- which by all accounts, except Boulderite accounts, is part of the Denver Metro Area. Do you ever look at the Denver/Boulder corridor? Or do you have any thoughts on Boulder properties?

What I find curious is that Boulder -- a town ripe for speculators and flippers -- doesn't seem to be having the same problems as places like Longmont, Aurora, and Denver proper.

My basic question is whether you can identify neighborhoods that are safer bets for home purchases, or whether you think that almost all neighborhoods are going to get clobbered in this market.

I'm no genius and I have yet to figure out the Boulder market.
I think the market is improving in the Metro area. Im seeing more purchases and lower days on market.
My business hasn't been this good in over 2 years. Strange to be busy as mortgage rates have been rising lately. I have a good one in Gaynor Lake Im trying to do research on stay tuned.
